Leasing and finding a good location

I have 2 questions:

1. why are some location so different in prices even though they are the same size?

2. Any tips on how to negotiate a lease?


I appreciate any help.

    Hi, here are some things to keep in mind. 1. the price of a location is bases on traffic, actual location (corner, busy street, inside shopping center, mall, etc) the ykey here that you realize that you are NOT in the business of "saving rent" but selling your product or services. In other words, find a location where you can "sell the most" and not "save the most!"

    There are several tips on negotiating a lease: you can normally get these if you ask and negotiate right: free rent (3-6 months), Tenant Improvement contribution, price, period of years, option to renew lease, etc. This is a bit more complex, so it is recommended to get the help of a broker.
